Automotive sales training is the one thing that we all think

we have enough of until we get more. That’s right no matter

how good you are today, you can always become better. And

once we do get a little bit better or learn a new technique

it is normally pretty easy to reflect back on the deals that

we have worked in the not so distant past and think, “Wow, If

I had only known this last week when I was with “Mr. & Mrs

__________, I probably would have sold them a car.



This is why this column will be dedicated solely to the purpose

of examining different aspects and situations that occur during

the process of a car deal. Each month we will look either at a

new method for contending with the obstacles that we all face

in the day to day process or we will brush up on old techniques

regarding the automotive sales process.



I am sure every automotive salesperson reading this article

has encountered the customer that came to their dealership

looking for a certain vehicle, requiring specific “must have”

options yet was strapped by a budget that was several hundred

dollars a month away from anything that could be considered

reasonable, at least considering the demands the customer is

making. And after our best attempt to find them the vehicle

that meets all of their requirements, in the hope that they

will adjust their thinking when it comes down to their less

than reasonable budget, we find that they are not flexible at

all. That’s right, they want a brand new, seven passenger,

leather appointed, suv for $300 a month. And if we can’t get

it for them then they are just going to shop until they find

someone who can. Or so they say. But what they will really shop

for is someone who can sell them on the idea of buying something

that fits their needs just as well as what they are requesting

but is more in line with their budget – possibly a previously

owned suv or maybe even a minivan.



That’s right; they are going to buy from the first salesperson

that is capable of realigning their thinking. By realigning

their thinking I mean they need to be “switched”. Many

salespeople I witness think this means that they should go

back to their customer and ask, “Hey, what about a used one?”

or “What about a minivan instead of an suv?” If you have been

in the business for more than a day you know that the customer

normally responds by saying “No” to these two questions. Asking

your customer to buy something other than what they initially

asked for is at best, a feeble attempt to switch them and

definitely does not exhibit any salesmanship.



At this point you need to lead your customer. You need to become

a salesperson. You need to share with them the benefits in order

to help them realign their thinking. Below are the steps to take

if you are trying to switch your customer.



+ Determine which vehicle to switch to first (preferably

something that is close to what they are looking for yet more

in line with their budget)



+ Ask your customer to come with you for a moment (don’t ask

them if they would like to look at something else)



+ Take them to the vehicle that you want to switch them to.



+ Then present all of the benefits of the vehicle you are

trying to switch them to.



By taking the extra time to actually take your customer out

and show them a vehicle that suits their needs (and is in

line with their budget) you will increase your chances of

selling them. Once you have taken these steps to switch them

from one car to another one of three things will happen.



+ They will consider the vehicle you have shown them (And

hopefully buy it)



+ They will reconsider their budget on the vehicle they

originally expressed an interest in and hopefully increase

their offer enough that you can sell them it.



+ They will not consider the option you are giving them and

leave without purchasing. (however you will have more to talk

about on the follow up phone call)



Sure to many of you this may seem pretty basic. To me it is

too. But remember that next time you want to just ask your

customer to consider another vehicle rather than taking control

and leading your customer to an alternative vehicle for them to

purchase.

1. Love what you sell, the company you work for and the customers you serve.
If you are truly passionate about these three things, your willingness to help your customers solve their problems will shine through. Customers will believe your sincerity and be captivated by your excitement. In short – you will be fun to work with. Our studies show that customers prefer to buy from sales people who overtly show that they believe in the products they sell, and the companies they work for. Choose to be honest, open and empathetic to your customers’ needs, and you will experience consistent sales growth, build an excellent reputation and become one of the top performers in your field.


2. Be empathetic and compassionate.
Truly care about your customers, and remember that no matter how good an actor you are, faking it simply won’t work. Ask questions, take notes and lean in to show that you’re engaged in their answers. When you take an interest in people, they remember you – and when people remember you, it’s good for business.


3. Add value and give first.
Share your network of contacts with your customers, and don’t expect them to give you their business without you giving them something first. I don’t mean give away free product in the hopes they will buy more. Instead, give away things that increase your value – like a referral to a partner of yours, a solution to a business problem that you read about or heard from someone else, or even help finding a new dentist!


4. Make eye contact.
This is especially important when you walk into a room full of people. Eye contact is also essential after we get to know people, because it cements our existing relationships and lets them know that we’re still interested in their well being. Very few sales people ever look their prospects directly in the eye. By simply smiling and making eye contact, you’ll be surprised how much you will set yourself apart.


5. Express your true intent.
Tell customers upfront: “I don’t know if there’s a fit between what you need and what I have right now, but I’m hoping we can explore that in more detail during this meeting.” Or: “I only have your best interests at heart, and I promise to be honest with you throughout our conversation. In the end, I hope that we can mutually decide if there is a reason to move forward. If not, that’s fine too, and I hope you’ll feel comfortable telling me so.” This advice runs counter to 90% of the approaches I see being used in the field today. But then again, maybe that’s why only 10% of sales people are top performers. Try it yourself a few times, and you’ll be amazed at the response you get.


6. Don’t go for the big decision all at once.
In our personal lives, we don’t propose to someone on a first date (at least, not usually!). The same is true in our business relationships. So get approval from the customer to move ahead in increasing increments. The first approval might be just to agree to speak openly with each other, as outlined in Tip #5 above. The second could be an agreement on a follow-up call time or meeting date. The third might be gaining agreement on the decision making criteria or a commitment to have the “big boss” present at the demo, followed by an agreement to a “go/no go” decision date. All too often, I see sales people jumping way ahead of their prospect’s buying curve. This puts the buyer and seller out of synch. When the sales person is trying to close while the prospect is still evaluating options or determining risk, trust is broken, the prospect feels pushed and the sale comes dangerously close to disappearing.


7. Use friendly, warm words.
When you use simple language instead of formal “business speak,” people respond better and trust you more. So limit your words to three syllables max. And don’t try to impress prospects with your extensive vocabulary, or you may end up just sounding fake.


8. Use people’s names.
When it comes to using names, there are just two rules to follow: first, be aware of whether they’re more comfortable with first name only or title + last name; second, never overuse their name – this only sounds corny and false. Dale Carnegie once said, “nothing is so beautiful to a person as the sound of their own name.” Just use your discretion.


9. Ask the right questions.
Successfully building agreement with your prospects depends on your ability to ask the right questions. What are the right questions? Those that move the prospect from an intellectual position of knowing they have a problem that needs to be solved, to an emotional state of trusting you to solve that problem in a way that will satisfy them.

In short, the right questions are those that reveal true buying motivations. Mastering the right questions will ensure that you and your client build a strong relationship, wherein you can both succeed – and profit!

To help you close more deals and build lasting profitable customer relationships, try asking some of the following questions during your needs analysis:

1. Identify the intellectual problem with a lead-in question.

What makes you think…?
How do you select…?
What’s most important to you about…?
Where do you see…?
How have you employed…?
What has been your experience with…?

2. Develop an intellectual awareness about this problem.

Can you tell me more about it?
Could you be more specific?
How long have you had this concern?
What have you done to address it?
How did that work out?

3. Identify the specific business impact of this problem.

How has this problem impacted your organization?
If you had to guess, what do you think this problem is costing your department / company / business / etc?
What will happen if this problem continues?
4. Get emotional! Identify the specific personal impact of this problem.

What impact does this problem have on your job / your staff?
How important is this to you personally?
What will happen if you don’t find a solution to this problem?
Why is it so important?

Remember: your success is directly determined by the way you are perceived, and the amount of effort you put into your career. Changing any of those variables will have a huge impact on whether you succeed or fail.

After all, in good times or in bad, the type of sales person you choose to be is 100% up to you.

It is everyone’s dream to own a home or built a house for his or herself. There are a few who are fortunate enough to secure one paid in full while many others try to buy one through financing or securing loans.



However, even you are religiously saving for the so-called rainy days and even if you have sufficient finances, there would come a time that you would find it difficult to face up to your obligations. Sicknesses in the family, a possible retrenchment at work or emergency purchases are unexpected instances where you could find yourself in arrears with your payment and then suddenly you are now facing foreclosures.



When legalities come into play in your financial situations or mortgages, it means that your predicament is deep serious. Foreclosures are one of those legal terms that everyone detests, especially the homeowners and the financers or banks themselves.


In exchange for lending the money, the lender would hold a lien against the property, If the borrower does not make the required payments, then the loan goes into default and the lender could exercise the lien against the property, in order to take legal possession of the property for the purpose of selling the property to pay off the borrower’s loan. This process is called foreclosure.



CAN FORECLOSURES BE STOPPED
HOW TO STOP FORECLOSURES


Aside from the obvious reason of not paying their loans on time, homeowners get into foreclosures, even if they have avenues to explore, simply by ignoring calls or letters from their banks and lenders or just simply giving up on his/her property in the hope that the tide of things would turn favorable on them.


Although foreclosures are eventualities in securing homes through financing, it does not mean that this could not be stopped or remedied. The matter hinges on the homeowners themselves if they want to keep the property for sentimental reasons or just simply foreclose it and just face the consequences of their action, notably severe damage to one’s credit rating.


If you are delayed in payments to your mortgages and there is no relief in sight, in the immediate or near future, then you have to put the problem in perspective and make a contingency plan or efforts.


The standard measure of keeping or selling the property is that if your monthly house payment (including property taxes and insurance) does not exceed 40% of your gross monthly income, it should be possible for you to keep the property. If the payment is greater than 40% of your gross monthly income, consider selling or transferring the property to avoid negative impacts on your credit. This option would more likely be the path to be taken by borrowers who have equity in the property. By selling the property, the borrower could then pay off the mortgage, and pocket the difference if there is equity remaining.


If the financial setback is temporary and you need immediate money to make your loan current so that you could continue paying your debts, it is best to approach family and friends instead of hard money loans since they would lend money based on equity in the property. Just make sure to pay off your loans to your relatives or close friends for it is much difficult to have them foreclose on you to get their money back.


The best and simple solution to foreclosure proceedings is to deal directly with the situation. Be brave enough to talk with your banks or lenders and explain your situation. Remember, they do not want to foreclose on you they just simply want their money back plus interest. By exploring this angle, the lender and the borrower may arrive at a common ground to work on and resolve the situation in a way that is agreeable to both parties. The Loss Mitigation Department would deal on cases like this.


Basic lending guidelines would require all home loans would total up to less than 70% of the current market value of the property. If you have more equity than that, you should have no difficulty in obtaining a new refinancing deals or second trust deed to bring your loan current. Expect higher interest rates and loan fees.


There are several other alternatives available to you depending on the situations of the borrower, laws of the state and policies of the lender. You may consider forbearance, refinancing, modification, deferral of principal, a temporary indulgence and a Chapter 13 Bankruptcy.


In applying forbearance, your lender may be able to arrange a repayment plan based on your financial situation and may even provide for a temporary reduction or suspension of your payments. You may qualify for this if you have recently experienced a reduction in income or an increase in living expenses. You must furnish information to your lender that there is a temporary problem and it would be resolved in the near future and show that you would be able to meet the requirements of the new payment plan.


A similar portion is deferral of principal in which the borrower agrees to pay the interest only for a certain period of time and then making the usual monthly payments. But just like in forbearance, this is very difficult to obtain unless the bank is familiar with the borrower or the borrower has an excellent credit stature in the bank.


If you have recovered from a financial problem you may able to apply for a mortgage modification. This process involves renegotiating the terms of debt and/or extends the term of your mortgage loans, changing the interest rates or additional surcharges to the principal with the current lender. This may help you catch up by reducing the monthly payments to a more affordable level. Refinancing, on the other hand, means that the borrower obtains a new mortgage with a different lender; the operative word here is different. As much as possible this alternative should be avoided since it would make your problems worse for borrowers in distress would tend to agree to onerous terms just to get a lease on their loans.


A chapter 13 Bankruptcy could be another option for it gives the borrower the time to “re-organize” his finances and work out a payment plan prior to resumption of payment. This would help keep the property and not blemish your credit rating compared to a Chapter 7 Bankruptcy, which completely discharges any debt the borrower had accumulated under the mortgage.


As a last resort, you may able to voluntarily “give back” your property to the lender or a “deed in lieu of foreclosure.” This would not save your house, but it is not as damaging to your credit rating as a foreclosure. This may be availed of if the borrower is in default and do not qualify for any other options and your attempts at selling the house before foreclosures were unsuccessful.


In some other states, there are laws and other options that are available to borrowers with mortgage problems. There is the option of reinstatement which means that the borrower brings the foreclosed mortgage current, including all overdue amounts, as well as fees and costs. Likewise, there is the co-called redemption, however it is usually limited in how often he or she could take advantage of this option and this is limited to some states.


A foreclosure procedure takes a long time to materialize and homeowners are given the chance to bail themselves out of their predicament. Sometimes the best defense against foreclosure is just to make a response on their inquiries or demand letters. Ultimately, the only thing that would stop foreclosure proceedings is repayment of the debt, for every option mentioned here is just a delay in the proceedings.
